Un logement au centre-ville qui reste vacant plus longtemps parce que les priorit\u00e9s des locataires ont chang\u00e9.<\/p><p data-start=\"797\" data-end=\"874\">Les chiffres racontent une partie de l\u2019histoire. Les logements r\u00e9nov\u00e9s se louent rapidement, surtout les petites unit\u00e9s bien situ\u00e9es.<\/p><h4>Centre-Ville (Ville-Marie)<\/h4><p>Historiquement soutenu par les \u00e9tudiants internationaux et les travailleurs \u00e9trangers, le segment des petits logements au centre-ville vit aujourd\u2019hui une r\u00e9alit\u00e9 diff\u00e9rente.<\/p><p>Avec les restrictions r\u00e9centes sur les permis d\u2019\u00e9tudes et l\u2019immigration temporaire :<\/p><ul><li>les universit\u00e9s constatent une baisse notable des inscriptions d\u2019\u00e9tudiants \u00e9trangers,<\/li><li>on accueille moins de travailleurs temporaires,<\/li><li>et plusieurs r\u00e9sidents doivent repartir faute de renouvellement de permis.<\/li><\/ul><p>La demande n\u2019est donc plus aliment\u00e9e comme avant, rendant la dynamique plus incertaine.<\/p><h4>Hochelaga-Maisonneuve<\/h4><p>HOMA continue de surprendre. Les loyers augmentent plus vite qu\u2019au Plateau pour certains types de logements, mais restent abordables.<\/p><p>Les logements r\u00e9nov\u00e9s se louent extr\u00eamement vite.<\/p><p>Un bon 4 \u00bd propre, r\u00e9nov\u00e9 et bien g\u00e9r\u00e9 n\u2019a souvent m\u00eame pas besoin d\u2019une semaine pour trouver preneur.<\/p><h4>Rosemont\u2013La Petite-Patrie et Villeray<\/h4><p>Tr\u00e8s forte demande des jeunes familles et professionnels.
